Thoughtful Covenants

Stream Hill Park is based on the philosophy that neighborhoods and nature can exist in harmony. Putting this philosophy into practice begins with subdivision layout—the things we’ve talked about so far. But in addition, what happens on any single lot can either enhance or undermine harmony between nature and neighborhood. That’s why we thought long and hard about what convenants should guide the development of individual lots. Stream Hill Park covenants are designed to allow homeowners considerable flexibility in what they do on their land while at the same time protecting neighborhood aesthetics and beneficial natural functions.

For example, covenants specify not only minimum footprints for houses, garages, and outbuildings, but also maximums. This reduces building impacts and prevents immense “trophy homes” from dominating the landscape. Covenants also limit tree cutting—which protects mature trees and the privacy they provide. And in each neighborhood (“Candlefish Court,” “Craftsman Meadow,” “Streamside,” etc.), we’ve required a few architectural features—such as covered porches visible from the road—to ensure that each house complements its neighbors.
